A 31 story tower of 87 residences on the Intracoastal Waterway in West Palm Beach, with 215 linear feet of direct waterfront. Safdie Architects designed it, Studio Munge did the interiors and ENEA the landscape. The developer is 5400 N Flagler Limited Partnership with Great Gulf, Cervera is the exclusive sales team, and Mandarin Oriental colleagues run the residence service. Mandarin Oriental Hotel Group does not develop or sell the residences; the developer uses the name under license.

What does it cost?
The developer's price list dated September 26, 2026 runs $3,831,000 for 903, a two bedroom on line 03, to $10,729,000 for 2201, the four bedroom plus den on line 01. Line 02 runs $7,024,000 to $8,287,000 and line 04 $5,232,000 to $5,559,000. Ask for the current list; it changes with every contract.
How are the deposits paid?
20% at contract, 10% at groundbreaking, 10% at the 15th floor of construction and 60% at closing, per the schedule dated May 12, 2026. Two of the payments follow construction milestones, so ask where construction stands before you plan the cash.
